Motor City is one of Dubai’s most under-discussed yield communities — a master-planned mid-market area off Sheikh Mohammed bin Zayed Road, built around the Dubai Autodrome and adjacent to Dubai Production City. For investors, it is an income-led play: low entry tickets, durable working-tenant demand, and modest historical capital appreciation.

What the data says

Apartment average sale prices sit at roughly AED 1,200 per sqft in 2026, with the typical transaction ticket around AED 1.39M (Bayut, last 6 months). Studios run AED 700K, one-bedrooms AED 1.2M (750–850 sqft), two-bedrooms AED 1.9M (1,100–1,400 sqft). Annual rents average AED 107K (DLD transactional data), producing a blended gross yield in the 7–8% range — among the highest of any established Dubai community, comparable to JVC.

Why the yield holds

Three drivers: low entry pricing, persistent rental demand from working tenants servicing Motor City’s own commercial footprint and Dubai Production City next door, and a relatively muted new-supply pipeline compared to JVC or Business Bay. Service charges are reasonable (10–18 AED/sqft typical), so net yields after costs and vacancy land closer to 6.0–6.5% on conservative underwriting — still strong by Dubai standards.

The honest caveats

Motor City is not a centrally-located, brand-name community — it lives off SMBZ Road, with a specific tenant demographic. Capital appreciation has been modest historically; the buy thesis is income, not exit. Liquidity is thinner than central districts.

Who it suits

Income-led investors, build-to-rent style buyers, anyone running a yield-led Dubai portfolio. Not the play for clients who want a trophy address.
