Dubai Marina remains the most-traded residential community in the city. For an investor, that liquidity is the feature: you can buy in, you can exit, you can rent it in a week. The trade-off is that the easy-money days of Marina — the 2003–2008 ride — are long gone. Today it is a mature, range-bound market that rewards stock-picking, not area-picking.

What the data says

Marina trades at a consensus average of around AED 2,150 per sqft in May 2026, with gross yields in the 5–7% range depending on unit size. Studios deliver the strongest yields (~6.5%), 4+ bedroom apartments closer to 4%. Net of service charges and chiller, expect 4–5.5% blended. The wide listing range — AED 500K studios to AED 10M+ penthouses — means tower-level underwriting matters more than headline averages.

Who it suits

Investors buying primary residence first, investment second — the area lives up to the brochure. Or yield-blind buyers who want easy exit liquidity and tenant churn over capital growth. Not the area for max yield; Motor City, JVC, and even DIFC outscore it on income.

Where the value sits

Marina value lives in tower selection. Premium waterfront stock (Princess Tower, Marina 23) trades at AED 3,000+/sqft; older inner towers start from AED 1,400/sqft. Service charge load, view, and tower density matter more than the area average — a 200-unit tower with a 28 AED/sqft service charge erodes net yield fast.
